Despite the issues and challenges brought by the Covid-19 pandemic, 45% of
UK landlords say they are optimistic about their prospects in 2021.
The survey from Property Master, however, also reveals
that 29% of landlords are pessimistic about the BTL sector over the next 12
months.
The firm's chief executive, Angus Stewart, said: "For landlords, 2020 was a
year of challenges.
"The resulting economic uncertainty came on the back of tax and regulatory
changes in recent years that left the sector battered and saw thousands of
smaller landlords throwing in the towel."
He added: "Our survey shows, however, that the buy to let sector is
resilient and landlords may well be stronger as we move into 2021."

Mr Stewart explained that 2021 will be one of two halves for landlords with
the first half of the year being affected by the Covid-19 pandemic and
effects from Brexit.
He said: "The private rented sector's fundamentals remain strong and people
need a quality roof over their head which will create opportunity for
landlords."
The managing director of Accommodation for Students, Simon
Thompson, said: "There's no doubt that 2020 was difficult for many
landlords and it is pleasing to see so many landlords being optimistic
about their prospects in 2021.
"The buy to let sector remains strong with demand from tenants remaining
high."
Survey that highlights landlord optimism
Another recent survey that highlights landlord optimism has also been
published.
This survey reveals the areas that landlords are most likely to invest in.
It reveals that 32% of landlords are choosing the North West as their most
preferred location for investment this year.
Next is the South East which is popular with 27% of landlords, followed by
landlords in the West Midlands with 20%.
The survey also highlights that 81% of landlords are optimistic about their
prospects in 2021 which, they say, will be a positive year for property
investment with the economy recovering and various sectors returning to
normal.
Landlords interested in good investment BTL areas
For those landlords interested in good investment BTL areas, then SevenCapital has also highlighted areas it believes are
worth looking closely at in 2021.
The developer says that there are five regeneration areas offering good
potential for investments in England.
They point to Sheffield, Birmingham, Leeds, Manchester and Slough as being
good areas for investors to look at.
A director of the firm, Andy Foote, said: "Regeneration is about
transforming an area that is attractive to the public to live in, work,
socialise and relax.
"That includes having the infrastructure to improve connections for
commuting to help attract and increase tenant demand - which is key for a
successful property investment."
